This Privacy Policy governs the manner in which happynest.homes collects, uses, maintains and discloses information collected from users (each, a “User”) of the happynest.homes website (the “Site”). This Privacy Policy applies to the Site and all products and services offered by HappyNest Homes.
Personal identification information
We may collect personal identification information from Users in a variety of ways, including, but not limited to, when Users visit our Site, register on the Site, subscribe to the newsletter, respond to a survey, fill out a form, and in connection with other activities, services, features or resources we make available on our Site. Users may be asked for, as appropriate, name, email address, mailing address, and phone number. Users may, however, visit our Site anonymously. We will collect personal identification information from Users only if they voluntarily submit such information to us. Users can always refuse to supply personal identification information, except that it may prevent them from engaging in certain Site-related activities.
Non-personal identification information
We may collect non-personal identification information about Users whenever they interact with our Site. Non-personal identification information may include the browser name, the type of computer, and technical information about Users’ means of connection to our Site, such as the operating system and the Internet service providers utilized, and other similar information.
Security of your personal information
HappyNest Homes secures your personal information from unauthorized access, use, or disclosure. HappyNest Homes uses the following methods for this purpose:
- SSL Protocol
When personal information (such as a credit card number) is transmitted to other websites, it is protected through the use of encryption, such as the Secure Sockets Layer (SSL) protocol.
We strive to take appropriate security measures to protect against unauthorized access to or alteration of your personal information. Unfortunately, no data transmission over the Internet or any wireless network can be guaranteed to be 100% secure. As a result, while we strive to protect your personal information, you acknowledge that: (a) there are security and privacy limitations inherent to the Internet which are beyond our control; and (b) security, integrity, and privacy of any and all information and data exchanged between you and us through this Site cannot be guaranteed.
Cookies and similar technologies
Our Site may use “cookies” and similar tools to enhance User experience, run the Site, remember choices, and sometimes to measure traffic or support advertising. Cookie information is stored in your browser.
Where cookies are used, they fall into these groups:
- Essential — always on. Needed for the Site to work (security, basic layout, cookie choice itself).
- Functional — optional tools that are not ads (for example chat, video, or maps), if this Site uses them. These load only after you accept Functional cookies.
- Analytics & Marketing — advertising or analytics cookies, if this Site uses them. These load only after you accept Analytics & Marketing cookies.
Users may also set their web browser to refuse cookies or to alert them when cookies are being sent. If they do so, some parts of the Site may not function properly.
Analytics, attribution, and marketing choices
Optional analytics and marketing tools are controlled by the choices you make in the Site’s consent controls. If you decline those tools, essential Site functions and server-side records needed to provide a requested service may still operate. When you submit a form, create an account, save a search, or use a portal feature, we may record the page, campaign, referral, listing, or browser context associated with that action so we can provide the requested service, understand which experiences are useful, and connect activity to the correct account when you choose to identify yourself.
Email, phone, text, and AI-assisted communications
If you provide contact information and affirm the applicable consent language, HappyNest Homes may contact you by email, telephone call, AI-assisted voice call, text message, or similar automated means about your inquiry, saved homes, listing alerts, home-value updates, guides, market information, or related services. Consent is not a condition of purchase. Message and data rates may apply, message frequency varies, and you can reply STOP to opt out of text messages where applicable. Your consent text and version may be stored with the associated lead or notification record. You can change portal notification preferences, use the unsubscribe controls in applicable emails, or contact us for help.
Listing, MLS, portal, and valuation information
Listing information may come from the Columbus and Central Ohio Regional MLS, public records, valuation providers, mapping services, or other sources. Public listing pages and registered portal features are subject to applicable display permissions, attribution, freshness, terms, and access controls. The portal may store saved homes, searches, messages, home information, transaction milestones, and home-value estimates. Estimates are informational and are not appraisals, broker price opinions, guarantees, or promises of a sale price. Do not redistribute, scrape, or use protected listing information to build a competing database.
Portal access, export, and deletion requests
Authenticated portal users can review available notification choices, download a copy of certain portal data, and request account deletion from the portal. We may retain information needed to complete or document a transaction, preserve consent and communication history, meet legal or regulatory obligations, protect the Services, resolve disputes, or maintain secure backups. Deletion requests are reviewed and may be limited by those requirements.

We may use the email address to respond to inquiries, questions, and/or other requests. If a User decides to opt in to our mailing list, they will receive emails that may include company news, updates, and related product or service information. If at any time a User would like to unsubscribe from receiving future emails, we include detailed unsubscribe instructions at the bottom of each email, or the User may contact us via our Site.
How we protect your information
We only share information with your consent, to comply with laws, to provide you with services, to protect your rights, or to fulfill business obligations.
We adopt appropriate data collection, storage, and processing practices and security measures to protect against unauthorized access, alteration, disclosure, or destruction of your personal information, username, password, transaction information, and data stored on our Site.
Deletion request rights
You have the right to request the deletion of your personal information that we have collected and retained, subject to certain exceptions. Upon receiving and verifying your request, we will delete your personal information from our records, as well as direct our service providers to do the same, unless an exception applies.
We may deny your request to delete your personal information if retaining it is necessary for one or more of the following reasons: completing the transaction for which we collected the information, providing a requested good or service, or performing our contract with you; detecting security incidents or protecting against malicious, deceptive, fraudulent, or illegal activity; debugging products to identify and repair errors; exercising free speech or another right provided by law; complying with the California Electronic Communications Privacy Act; engaging in public or peer-reviewed scientific, historical, or statistical research in the public interest; enabling internal uses reasonably aligned with your expectations based on your relationship with us; complying with a legal obligation; or making other internal and lawful uses of the information compatible with the context in which you provided it.
Sharing your personal information
We do not sell, trade, or rent Users’ personal identification information to others. We may share generic aggregated demographic information not linked to any personal identification information regarding visitors and Users with our business partners, trusted affiliates, and advertisers for the purposes outlined above. We may use third-party service providers to help us operate our business and the Site or administer activities on our behalf, such as sending out newsletters or surveys. We may share your information with these third parties for those limited purposes provided that you have given us your permission.
Third-party service providers. We may share your data with third-party vendors, service providers, contractors, or agents who perform services for us or on our behalf and require access to such information to do that work. Examples include payment processing, data analysis, email delivery, hosting services, customer service, and marketing efforts. We may allow selected third parties to use tracking technology on the Services, which will enable them to collect data about how you interact with the Services over time. Unless described in this Policy, we do not share, sell, rent, or trade any of your information with third parties for their promotional purposes.
Third-party websites
Users may find advertising or other content on our Site that links to the sites and services of our partners, suppliers, advertisers, sponsors, licensors, and other third parties. We do not control the content or links that appear on these sites and are not responsible for the practices employed by websites linked to or from our Site. These sites and services may have their own privacy policies and customer service policies. Browsing and interaction on any other website, including websites which have a link to our Site, is subject to that website’s own terms and policies.
How we handle social logins
If you choose to register or log in to our services using a social media account, we may have access to certain information about you. Where you choose to do this, we will receive certain profile information about you from your social media provider, which may include your name, email address, friends list, profile picture, and other information you choose to make public.
We will use the information we receive only for the purposes described in this privacy policy or that are otherwise made clear to you on the Services. We are not responsible for other uses of your personal information by your third-party social media provider. We recommend reviewing their privacy policy to understand how they collect, use, and share your personal information.
How long do we keep your information?
We keep your information for as long as necessary to fulfill the purposes outlined in this privacy policy unless otherwise required by law, such as tax, accounting, or other legal requirements. When we have no ongoing legitimate business need to process your personal information, we will either delete or anonymize it, or, if this is not possible (for example, because your personal information has been stored in backup archives), we will securely store your personal information and isolate it from any further processing until deletion is possible.
Information safety
We aim to protect your personal information through a system of organizational and technical security measures. However, we cannot guarantee that the internet itself is 100% secure. The transmission of personal information to and from our Services is at your own risk. You should only access the Services within a secure environment.
California residents’ specific rights
California Civil Code Section 1798.83, also known as the “Shine The Light” law, permits Users who are California residents to request and obtain from us, once a year and free of charge, information about categories of personal information (if any) we disclosed to third parties for direct marketing purposes and the names and addresses of all third parties with which we shared personal information in the immediately preceding calendar year. If you are a California resident and would like to make such a request, please submit your request in writing using the contact information below.
If you are under 18 years of age, reside in California, and have a registered account with the Services, you have the right to request the removal of unwanted data that you publicly post on the Services.
